Quick answer
Rent is due every Sunday from Day 7 and starts at 200 credits on Mark Up. The deed starts at 12,000 and rises 50 credits a day on that difficulty, up to 17,000. You can buy it in cash on any rent day, or take the Loan Shark mortgage once you hold 5,000 credits.

When is rent due?
The Landlord collects every seventh day: Day 7, 14, 21, 28 and so on. Those are always Sundays. The wall sign in your shop counts down the days, so you don't need to track it yourself.
Only credits count. You can't pay rent with stock, so keep enough cash for the bill plus that night's services.
How much does rent go up?
The first bill on Mark Up is 200 credits. One recorded Mark Up run paid 200, 209, 219, 229 and 240 over the first five weeks, slightly under the listed 5%.
| Difficulty | Rise per rent day | Grace at the start |
|---|---|---|
| Price Gouge (Cozy) | 2% | Yes |
| Mark Up (Normal) | 5% | Yes |
| Thin Margins (Hard) | 10% | No |
| Red Ink (Challenge) | 10% | No |
Two perks raise your starting rent: Bad Lease adds 40 and Prime Real Estate adds 75. Fence, Hydroponic Farmer and Aquafarmer starts also pay more, but we haven't found the exact amounts.
What happens if you miss rent?
On Price Gouge and Mark Up, you can refuse once. The unpaid amount moves to next week's bill, and rent still rises on schedule. Refuse a second time and you're evicted.
On Thin Margins and Red Ink, there's no grace, so refusing the first payment ends the run. Joe Wild also sells a one-time Rent Grace favor for 100 favor.
How much is the deed?
The deed gets more expensive every day until it hits a cap. Waiting 10 days on Mark Up adds 500 credits.
| Difficulty | Starting price | Daily rise | Cap |
|---|---|---|---|
| Price Gouge | 12,000 | +25 | 15,000 |
| Mark Up | 12,000 | +50 | 17,000 |
| Thin Margins | 24,000 | +50 | 34,000 |
| Red Ink | 36,000 | +100 | 56,000 |
You buy it from the Landlord on a rent day. With enough cash, a third option appears next to paying and refusing. Buying stops rent for good and triggers the Buyout ending, and you can keep playing afterwards.
How does the mortgage work?
The Loan Shark first visits on Day 5 and says he'll return on Sundays once you hold 5,000 credits. If you decline his offer, he won't offer again that run.
| Difficulty | Down payment | Yearly interest | Term |
|---|---|---|---|
| Price Gouge | 20% | 25% | 8 weeks |
| Mark Up | 15% | 50% | 12 weeks |
| Thin Margins | 12.5% | 75% | 16 weeks |
| Red Ink | 20% | 100% | 16 weeks |
The down payment rounds to the nearest 500. On Mark Up at the Day 1 price, that's 2,000 down and then about 930 a week for 12 weeks, or roughly 13,160 in total. One later offer at a 14,400 deed came to 1,153 a week.
If you miss a payment, the Loan Shark takes items worth up to that week's amount and leaves a Repo Slip. If your stock can't cover it, the run ends in Repossession.
Cash or mortgage?
Cash is cheaper, but the deed keeps rising while you save. On Mark Up, the mortgage costs about 1,160 credits more than the Day 1 deed. It only pays off if owning sooner earns you more than that, or if your cash income is steady enough to carry a 930-credit weekly bill.
For the Prodigious achievement you must own the deed before Day 50. Even the shortest mortgage takes 8 weeks from your first offer, so plan on paying cash.
